Less than a year after moving to England, prolific house flippers Ellen DeGeneres and Portia de Rossi are listing their latest project: Kitesbridge Farm, a 43-acre estate in the Cotswolds now asking £22.5 million (around $30M) listed with UK Sotheby’s International Realty.

Located in Swinbrook, Oxfordshire — a short drive from Estelle Manor, Soho Farmhouse, and The Club by Bamford — the estate marks the couple’s first major UK flip. But the formula is familiar: buy a character-filled property, overhaul it with precision, and list it within a year — usually at a significant markup. They purchased the estate in spring 2024 for £15 million, reportedly paying over ask, and brought in 70 workers to complete an ambitious renovation in just 4.5 months.

“Kitesbridge had great bones but was quite tired when they bought it,” said agent Andrew Barnes of Sotheby’s. “It’s now finished to a standard you’d expect in London, Los Angeles, or Montecito.”

The 18th-century main house, reimagined around a central landscaped courtyard, now spans six bedrooms, a vast eat-in kitchen with bespoke cabinetry, and a luxurious ground-floor primary suite with two dressing rooms, marble bath, and private garden access. Upstairs, five more bedrooms and a flexible sitting area complete the residence.

But this is not your average English farmhouse. The 16,600-square-foot compound includes multiple structures connected by enclosed glass walkways, creating a modern flow rarely seen in the region. A separate two-bedroom guest cottage offers additional living quarters, while a former granary now holds a heated five-car garage, kitchenette, and (in true DeGeneres-de Rossi fashion) an expansive party barn with its own pub.

Wellness amenities include a heated indoor swimming pool and gym, while a detached helicopter shed offers conversion potential for a padel court, studio, or office. The landscaped grounds feature formal lawns, a kitchen garden, and sculpted paddocks.

Despite the speed of the renovation, the finish is anything but rushed. The couple are known for their obsession with flow, materials, and visual balance. “We needed a home that had a horse facility and pastures,” DeGeneres said in a statement, explaining why they’ve already relocated to a larger estate nearby. “Portia couldn’t live without her horses.”

With over 20 high-end renovations under their belt, including estates in Beverly Hills, Santa Barbara, and Montecito, DeGeneres and de Rossi have built a reputation for quick-turn, high-calibre flips that command global attention. Kitesbridge Farm is no exception. It’s the kind of countryside listing with all the hallmarks of a California megahome, only with rolling English views instead of Pacific ones.
