A 17th-Century Tuscan Estate With Views of the Leaning Tower of Pisa Lists for €3.5 Million
Originally built as a hunting retreat, the 2,500 m² estate includes 19 bedrooms, extensive gardens, and views toward Piazza dei Miracoli and the Leaning Tower of Pisa on clear days.
A 17th-century estate near Pisa with views toward Leaning Tower of Pisa has come to market for €3.5 million. The property is listed with Serimm Real Estate, and is set within approximately 2 hectares (4.9 acres) of landscaped grounds.
The estate traces its origins to land historically associated with Lorenzo de' Medici, who is documented as using the area for hunting. The present villa, however, took shape later, with significant architectural development occurring in the 17th century under the Gualandi family, who defined much of its current external form.
By the late 18th century, the property passed through the Franceschi lineage following the marriage of Maria Lessandra Gualandi, before changing hands again in the 19th century when it was transferred to steward Sabatino Fusi. It was later acquired by Swiss industrialist Oscar Tobler, who consolidated the estate within the broader Asciano holdings. Since 1939, the property has remained in the same family.
Today, the villa spans approximately 2,500 m² (26,910 sq ft), including cellars and attic spaces, and comprises 48 rooms arranged across four floors. The main level is organized around a large entrance hall with a central stone staircase and original dome, leading to a series of reception spaces, including multiple living rooms, a formal dining room, and a kitchen with adjacent service areas.
Upper floors accommodate a total of 19 bedrooms and 15 bathrooms, along with additional living areas, reflecting the building’s capacity to operate as either a private residence or hospitality-oriented property. Architectural details include vaulted ceilings, original fireplaces, and proportioned reception rooms consistent with the estate’s origins, while the basement level contains historic cellars.
The grounds extend across approximately 20,000 m² (2 hectares) and include mature trees, landscaped gardens, and a swimming pool set apart from the main structure for privacy. Additional buildings include a caretaker’s house of approximately 145 m² (1,560 sq ft), a garage of around 125 m² (1,345 sq ft), and a greenhouse measuring roughly 100 m² (1,076 sq ft), along with a pool house.
Positioned just outside Pisa, the estate is within easy reach of Lucca and Florence, as well as Pisa International Airport, which offers direct connections to major European cities. The surrounding landscape forms part of a broader Tuscan context where historic villas, agricultural land, and longstanding rural traditions continue to shape the region’s identity.
