Tulchan Estate, a 21,768-acre sporting estate in the Scottish Highlands, is listed for £67 million (approximately $85 million) with Savills.
Located near Grantown-on-Spey in northern Scotland, the property sits along the River Spey and is reportedly owned by Yuri Shefler, a Russian-born businessman who built his fortune in the global spirits industry and is best known for controlling the rights to the Stolichnaya vodka brand outside Russia.
Interestingly, the land is owned through a corporation, Tulchan Sporting Estates Limited, and 100% of the shares of this corporation are being offered for sale, rather than the land outright, as the Tulchan estate is operated as a sporting estate business.
Shefler bought the company in 2017, which runs the Tulchan Club, a private members’ sporting club described as having a “small and select” membership. Fees have been reported at upwards of £110,000 per year.

The estate spans 8,809 hectares (21,768 acres), with extensive frontage along the River Spey — nearly 50% larger than the area of Manhattan.
It includes approximately 13 kilometers (8 miles) of double-bank salmon fishing, divided into four managed beats.
The land also includes two driven grouse moors and managed farmland operated through five tenant farms. In Scotland, a sporting estate refers to a large rural property used for activities such as salmon fishing, grouse shooting, and deer stalking.
At its center is Tulchan Lodge, an Edwardian sporting lodge completed in 1906 for George McCorquodale, a member of a prominent British printing and publishing family whose firm, McCorquodale & Co., produced official and commercial materials in the 19th century.
