To Restore: An 18th-Century Luberon Wine Estate on 74 Acres

Listed with Emile Garcin for €2,650,000 (approximately $2.9M), this 18th-century wine and agricultural estate is located in the South Luberon, within the Provence-Alpes-Côte d’Azur (PACA) region of France. The property sits approximately 25 minutes from Aix-en-Provence and its TGV station, and 40 minutes from Marseille Provence International Airport, placing it within reach of major transport infrastructure while remaining embedded in a preserved rural setting.

Positioned at the epicenter of several historic villages, the estate occupies a landscape long associated with agricultural domains rather than residential development. The South Luberon is characterized by open plateaus, working vineyards, and protected countryside shaped by centuries of farming and viticulture. Compared to more densely developed areas of Provence, this part of the Luberon has retained larger landholdings, reinforced by planning protections that have preserved both scale and agricultural continuity.

Dating from the second half of the 18th century, the estate presents a rare combination of heritage architecture and productive land. It spans approximately 30 hectares (74 acres), comprising 14 hectares of vineyards in production, 2 hectares of arable land, and 10 hectares of woodland, according to the listing. This composition reflects the historic structure of a Provençal wine estate, where cultivation, food production, and natural landscape functioned together as part of a working domain.

At the center of the property stands an aristocratic 18th-century bastide, composed of several buildings arranged around a courtyard planted with mature plane trees. Ponds are integrated into the courtyard layout, one of which has been converted into a natural swimming pool, reinforcing the estate’s agricultural character rather than introducing contemporary interventions. A tree-lined driveway leads through the grounds toward the main buildings, which are naturally sheltered from prevailing winds by their position within the landscape.

The bastide retains defining elements of traditional Provençal architecture, including a central staircase, period fireplaces, original doors, and decorative gypseries. The interior offers more than 500 m² (approximately 5,380 ft²) of space, allowing for the creation of seven to eight bedroom suites, in addition to generous reception areas, subject to renovation. The property is explicitly offered as a restoration project, and notably, no interior photography has been released.

Historic service spaces remain intact and legible. A bread oven located behind the kitchen evokes the domestic rhythms of estate life, while a former vaulted pantry, known as la dépense, recalls Provençal culinary traditions, where charcuterie and preserves were stored in naturally cool conditions. On the top floor of the bastide, a private chapel completes the ensemble, underscoring the estate’s aristocratic origins and long continuity of use.

Adjoining the main residence, a stone farmhouse extends the architectural composition. Partly sheltered by an old dovecote, it opens onto its own sun-drenched courtyard and provides approximately 180 m² (around 1,940 ft²) of living space, currently arranged as two independent dwellings.

Beyond the residential buildings, the estate includes a substantial range of annexes and outbuildings typical of a historic wine property: a former wine storehouse, stone sheds, garages, agricultural buildings, cellars, workshops, and attic spaces. Near the vegetable garden, an old wrought-iron greenhouse remains in place, while ancient caves carved into the hillside add a further layer of geological and historical depth to the site.

Here, the land does much of the talking. Vineyards in production are balanced by farmland and woodland, giving the estate both structure and breathing room. What’s offered is not a polished result, but the framework of a Luberon wine estate ready for its next chapter.
