A French Manor Estate in Burgundy With Private River and Waterfalls
Set 15 kilometres from Vézelay, this manor estate extends across 7 hectares (17.3 acres) of wooded parkland in northern Burgundy, within approximately two hours of Paris via the A6. Defined by its topography and water systems, the property is both secluded and structurally organised around a central square courtyard with a fountain, separating its two principal residences.
The Grande Maison forms the core of the estate, with four suites comprising a total of eight bedrooms, each with its own distinct design. Interiors reflect traditional regional craftsmanship, including cabochon stone floors, carved oak woodwork, sculpted fireplaces, and decorative motifs linked to the historic pilgrimage routes passing through Vézelay. The principal reception rooms include a formal dining room centred around a large fireplace, a music room oriented towards the surrounding waterways, and a wood-panelled writing room overlooking the grounds. Within the tower, a library with an oak mezzanine offers views across the courtyard.
Opposite, the pavilion functions as an independent residence, offering a living room, three bedrooms—including one set within a tower—and a south-facing terrace. This secondary structure allows for guest or staff accommodation while remaining integrated within the overall layout of the estate.
Encircled by a gently flowing river, the grounds include a greenhouse, orchard, pine plantation, and multiple outdoor areas positioned to take advantage of the surrounding views. A series of water features—including a large basin, lion-head fountains, and the remains of a former fishery—extend the estate’s relationship to water. The river feeds waterfalls and a serpentine stream that flows across the property, while a natural basin, reaching approximately three metres in depth, allows for swimming during the warmer months.
Additional structures include a former artist’s studio, previously used for painting and sculpture, and two large stables. The wider landscape—composed of mature trees, open clearings, and wooded hills—ensures privacy and supports a natural environment where local wildlife remains present.
The estate sits within one of Burgundy’s most historically significant areas. Vézelay is known for the Basilica of Sainte-Marie-Madeleine, a UNESCO World Heritage Site and a recognised starting point for the pilgrimage route to Santiago de Compostela. The surrounding region forms part of Burgundy’s established wine landscape, with nearby vineyards producing Pinot Noir and Chardonnay. Vézelay itself has held its own appellation, Vézelay AOC, since 2017, focused primarily on Chardonnay.
Despite its rural setting, the property remains accessible. Avallon station provides rail connections to Paris, while the A6 motorway allows for a journey time of approximately two hours.
In total, the estate offers approximately 1,709 m² (18,399 ft²) of interior space, combining traditional architectural detailing with a landscape shaped by water, terrain, and proximity to one of Burgundy’s most culturally significant villages.
